Selling Your House can be a Quick and Simple Process
Benchmark Property Group buys houses in and around San Diego (and other areas of San Diego too!). We’re not listing your house… we’re actually the ones buying your house. Because we pay cash, we’re able to close quickly… or on your schedule. Like we’ve mentioned, when you work with us there are no fees… like there are when you list your house with an agent. What this means to you is you don’t have to worry about extra costs, having to come out of pocket to sell your house fast, or even getting your house ready for a sale (we’ll buy your house as-is).
You don’t need worry about repairing or cleaning up your property. We’ll buy your house in as-is condition… no matter how ugly or pretty it is… no matter the location.
Step 1 – Tell us about your property. You can either fill out the form on the website or call (760) 478-4202 and tell us about the property. In order to make a fair offer we need to ask you some questions about the property. The questions will be simple to answer, nothing that requires any research.
Step 2 – We meet at your property. We will meet you at the property to do a walk through. During this time we will discuss any issues you are aware of. We will also answer any questions you have about the sale and closing process. If for any reason we are unable to meet at the property (i.e. tenants) then we will do a drive by without disturbing the tenants.
– If you live out of state and therefore it is not convenient for you to be at the property, not to worry.
– If you are in the process of evicting a tenant, that’s OK, we will still buy the property will the tenant in place if necessary.
– If you have a family member living in the property and you don’t want them to know you are selling. That’s OK too.
Step 3 – We will make you a fair, no obligation offer. Once we have the information about your property, we will make you a written offer. If the offer is acceptable to you…Great. If not, that’s OK too. There is no pressure to sell us your property.
CONDITION OF THE PROPERTY does not matter – We will buy your property in any condition. Foundation issues, mold, electrical problems, plumbing isues, etc. You will not have to make any repairs, provide us with any reports or clean the property. Take what you want, leave what you don’t.
Step 4 – You choose a closing date and receive cash for the property. If you need to sell the property and receive cash from the sale in 7 days we can make this happen. The sales process is simple and handled by a local title company – Fidelity National Title. We will coordinate any paperwork and legal documentation needed for the sale of your property.
Most people don’t need to close in 7 days, so don’t feel as if you will be rushed unnecessarily. The average closing time is 14-30 days for most property owners. Sometimes, people need 60-90 days in order to get their affairs settled. We are happy to work within your time frame.
